Having a hard time trying to find the perfect rental property? No matter your budget or where you want to live it can take a significant amount of time to sort through available properties online. To help you filter out the properties that aren’t worth your time, here are some things to look into.
- Budget
How much rent you can afford to pay each week is an obvious consideration, but don’t forget to factor in other potential running costs such as commuting to work or school. Some rental properties involve extra costs for things such as utilities, car parking, gardening or other items. Always check with the property manager to see if other costs are the tenant’s responsibility.
- Neighbourhood

Consider storage needs, laundry amenities, privacy, parking and security. If you’re looking to rent an apartment or townhouse it’s also worth looking into what shared amenities might be available such as an onsite gym or pool.
- Space
Many people search for properties based on the number of bedrooms and bathrooms they need but drilling further into your search criteria can help you find out if it will really have enough space to fit everything you need it to. Ask yourself whether each property you look at will be able fit all of your furniture and other items. If it doesn’t then you may need to downsize what you own or replace large furniture items like couches or beds, which may add to your moving costs.

Thoroughly read over a Lease Agreement before signing it. It is your responsibility to be completely aware of everything it entails. Don’t be afraid to discuss any potential issues with the property manager if you’re unsure about a property, as they may be able to resolve these. Just make sure that any agreement for things like repairs or additions are put in writing before moving in.
