Open home inspections can bring many benefits to the sale process, but at the end of the day the choice is made by the vendor. Obviously there are situations which don’t allow open homes to occur, such as when a property is tenanted, however we find that most of our vendors are able to host open homes, they just need a little more information on why they should. We have compiled a list of the top three benefits that open inspections can bring to the sale of your home.
– A scheduled open home means that the Vendor gets to choose a date and time that suits them. This way if you have other commitments, you can work around them and not have to cancel your plans. Our sales agents are more than happy to guide you in the decision, and share with you their knowledge of the dates and times that are most effective.
– Advertising an open inspection creates more interest in your home. For one reason or another clients might not bother to call & organise an inspection of a home, however if they see an open inspection advertised, it quite often prompts them to go along and check it out. Every person who steps through the door of your home is a potential purchaser, so the more people at your inspection, the better!
– Open Inspections mean that the agent can give the vendor plenty of notice. This means that you will have sufficient time to make the property presentable, and give it the best chance possible of appealing to a purchaser. Quite often potential purchasers will request a private viewing of a property, and they may want to do so at very short notice. Obviously this can be quite stressful for the owner who may not have time to clean and tidy their home. Regular open inspections can minimise the chance of this happening.
